What You Need to Know About Buying New Construction

Close your eyes and imagine stepping into a home where everything is brand-new…and completely customized. If you’re looking for a move-in ready property that’s custom-tailored to your needs, you may want to consider building or buying new construction. However, the process is a bit different from purchasing an existing home—here’s what you need to know.

The Nuances of Buying a New Construction Home

Buying a home—especially a brand new one—will probably be one of the biggest financial decisions you ever make. To protect yourself and your equity, you’ll want to do plenty of research before you begin the process.

Not sure where to begin? We have a few tips that can point you in the right direction!

Always work with an agent

First and foremost, you should always team up with a qualified real estate agent, even if you’re working directly with a builder. They can help you find the right community and floorplan, negotiate prices, understand contracts, and so much more. And in many cases, the builder will also pay your agent’s commission.

Choose a top-notch builder

Here in the Triangle, it’s not uncommon to see a new development on every corner. However, not all builders are created equal, which means it’s imperative to research several communities and look up reviews before making a decision.

As you search for builders, don’t be afraid to reach out and ask questions. You may also want to visit a builder’s newest communities to scope out their properties. Homeowners may even be willing to chat with you about their experience throughout the new construction process.

Be wary of upgrades

As you visit model homes, you may be tempted to pay more for that plusher carpet padding or splurge on premium fixtures. While some upgrades are definitely worth the money, most of them can further increase the final price of your home—and they may not be worth it in the long run.

Make a list of features that you can’t live without and ask your builder if any of them will cost extra. If you’re lucky, your agent may even be able to negotiate certain upgrades for free.

Get everything in writing

Signature

If you’re working with a respected builder, they should honor their promises. But to cover your bases, make sure you keep key aspects of the transaction—including contacts, guarantees, warrantees, and all communication—in writing. This is the easiest way to stay organized and hold everyone accountable!

Have your home inspected

Home inspection report

Believe it or not, you should absolutely get your new construction home inspected before you move in. While there shouldn’t be any glaring issues, an inspector will review the builder’s work from an objective point of view and make note of any problems. From there, the builder will make any necessary repairs before move-in day.
